Leases

Summary

PhotoThere are two leases in the ‘toolkit’: A Repairing Lease in which the Tenant will share responsibility for the repairs with the Landlord (the Owner of the property) and a Non-Repairing Lease in which the Landlord (Owner) should take out maintenance contracts to ensure that any potential repairs can be dealt with. In this latter option if the Landlord fails to do the repairs the Tenant can do them and re-charge the Landlord either by deducting from on-going rent or as a debt.   

The choice of leases is in response to requests from Landlords at the Workshops, as some ‘commercial’ Landlords who have a portfolio of properties have their own maintenance contractors that they use.
